Understanding the Senior Property Tax Freeze in St. Louis: What You Need to Know

Hey, St. Louis friends! Let’s chat about something that’s been buzzing in our community lately: the senior property tax freeze. If you have parents, grandparents, or know anyone 62 and up who owns a home, this might be a game-changer for them. Let’s break it down in a way that makes sense!
What’s the Deal with the Tax Freeze?
In 2024, both the City of St. Louis and St. Louis County rolled out a program to help seniors with rising property taxes. Essentially, it freezes property taxes at their 2024 rates, meaning eligible homeowners won’t see their real estate taxes go up year after year. It's a way to provide relief for seniors who might be struggling with the increasing costs of owning a home
Who Can Apply?
The main requirements are pretty straightforward:
- You need to be at least 62 years old by the end of 2024.
- Own and live in the property as your primary residence.
- Show proof of ownership and residency when applying.
The program is aimed at those living on fixed incomes, making it easier for them to budget and plan without worrying about sudden jumps in property taxes.
How Does It Work?
Once approved, the property tax freeze locks in the rate from 2024, so any future hikes in real estate taxes won’t impact the bill. However, it’s important to note that this freeze doesn’t cover personal property taxes- just the taxes on your home. Also, new construction isn’t eligible right away; those taxes will need to be paid fully for at least a year before the freeze can apply.
When and How to Apply?
Applications are open until June 30, 2025, which gives some time, but don’t wait too long! You can apply online, and if tech isn’t your thing (we know, sometimes the internet can be a lot), there are county offices where you can get in-person help. Just bring the necessary documents- think ID, proof of ownership, and your property’s parcel ID.
Why It Matters
We know a lot of seniors love living in their homes and their communities, and programs like this are meant to keep them there. St. Louis has seen some shifts in property values with new development, which can be great for the area but tough on older homeowners who aren’t ready to see their taxes skyrocket. This tax freeze offers a little peace of mind so that folks can stay put without breaking the bank.
A Heads-Up: It’s Not a Total Free Ride
While the freeze helps with the city or county portion of property taxes, other parts of the bill can still change- like school district taxes or special assessments. So, the total bill might still go up a bit, but at least it won’t be quite as dramatic.
