Indecision is the biggest challenge buyers face today.

Let’s be real—buying a home is a big deal! With so many options, shifting markets, and endless advice coming at you from every direction, it’s easy to fall into the biggest trap we see buyers make: INDECISION.

The truth? Knowing what you want is important—but holding onto every single criteria like it’s set in stone can leave you stuck, overwhelmed, and missing out on great opportunities.

So, how do you find that sweet spot between being clear on your must-haves and staying open-minded enough to adapt? Let’s talk about it!

1. Think of Your Search Criteria Like Bowling Bumpers

Yep, bumpers. Hear us out... When you’re bowling, the guardrails are there to guide the ball toward the pins—but they don’t dictate every little move. They keep you on track, while still giving the ball room to roll. Your home search should work the same way. Set clear guardrails: Budget, location, number of bedrooms, and type of home (condo, single-family, etc.). But don’t turn those bumpers into concrete walls because sometimes, the perfect home doesn’t check every single box—but it does check the ones that matter most.

2. Be Ready to Recalibrate

The best buyers we work with know how to adjust without losing sight of what they want. For example, maybe you were set on a fully updated kitchen, but find a home with great bones and tons of potential. Perhaps, you thought you needed four bedrooms but realize three plus a home office works even better. Or possibly, that "dream neighborhood" is priced out, but five minutes away is an even better fit. These realizations don’t happen by accident—they come from knowing your priorities and being open to different ways of meeting them.

3. Set Your Non-Negotiables First

Start your search with these questions:

  • What do I really need in my next home?

  • What are my top 3 non-negotiables?

  • Where am I willing to be flexible?

Having these conversations early on will make every showing, every offer, and every decision easier and more clear.
