How We Did It: Finding the Perfect Off-Market Home in Chesterfield header image.

There’s something magical about finding the perfect home, especially when it's not even on the market. Recently, we had the pleasure of helping one of our clients do just that—and here’s how we made it happen.


We started by taking the time to really get to know our client. We learned about her wants, needs, and dreams for her next home. Once we understood her vision, priorities and timeline, we narrowed down her search to a few key neighborhoods in Chesterfield.


Because of the specificity of her search, we knew we had to get creative. We absolutely LOVE a narrow scope, as it allows us to have a really focused search - however, that means fewer options in an already low-inventory market. So, we rolled up our sleeves and went old school: we wrote a “Dear Homeowner” letter to every resident in the selected neighborhoods. We even hand-addressed each envelope to ensure it felt personal (and increase the open rate!). We sent out 500 letters, and soon, the phone rang!


We received one response from the effort, but one was all it took! This homeowner had exactly what our buyer was looking for and was already planning to list the home soon. So, we got to be the first ones to get in there and take a look! After arranging a private showing, we entered into careful negotiations and ultimately struck a deal that thrilled both parties.


The best part? Everyone got exactly what they hoped for, and our client found her perfect home off-market.
