Home inspections aren’t glamorous... In fact, they’re usually everyone’s least favorite part of the homebuying process. But they’re an essential step, and once you get through them, things get a whole lot more fun! Here’s our best advice for navigating inspections with confidence.

1. Don’t Sweat the Small Stuff

Every home will have something show up on the report. A cracked outlet cover, a loose doorknob, or a squeaky hinge shouldn’t scare you away. Keep the bigger picture in mind, and remember: There’s no such thing as a “perfect” house. Focus on what truly matters long-term.

2. Know What to Negotiate

Stick to items that are clear, provable, and repairable with documentation. For example, if a contractor can complete the repair with a paid receipt and lien waiver, it’s safe to negotiate. For “grey area” items, it’s usually smarter to ask for a credit or price adjustment so you can take care of it later, on your terms.

3. Stay Strategic with Money

Sellers can’t just cut you a check for repairs. Instead, they can lower the purchase price or apply a credit toward your closing costs. We’ll guide you through which option makes the most sense for your situation.

4. Focus on the New, Not the Known

Inspections aren’t a chance to re-negotiate things you already disliked about the house. They’re meant to uncover new issues that weren’t obvious when you first toured.

5. Understand Different Types of Inspections

Every house is unique, and so are inspection needs. A general inspection is standard, but depending on the age, condition, and features of the home, we may recommend more specialized ones, such as a sewer scope, termite, gas, chimney, mold, radon, septic, or well inspection. For example, if we notice a damp spot in the basement or you have allergies, a mold test might be smart. If a radon test has never been done, we may suggest it.
